Accessing Your Annual Tax Statement
Each year, Lori Gill & Associates provides a detailed tax statement to help simplify your recordkeeping during tax season. Your annual statement can be found directly in your Owner Portal.
To access it:
- Log in to your Owner Portal.
- Navigate to the Statements tab.
- Download and save or print your document for your records.
When Are Tax Documents Available?
Tax documents are typically available by January 31 of each year. This timeline ensures that all income and expenses are accurately reconciled through the end of December. If you do not see your tax document by early February, please reach out to your property manager to confirm availability.
What Information Is Included?
Your Year End Owner Statement includes:
- Total rent income collected during the year
- Management and leasing fees
- Maintenance and repair expenses
- Vendor payments
- Owner distributions
This summary provides a clear breakdown of all activity related to your property, which can be shared directly with your tax preparer.
1099 Forms for Property Owners
In addition to your Year End Statement, owners who received $600 or more in rental income will also receive a Form 1099-MISC. This form is mailed to the address we have on file and is also reported to the IRS. If you’ve recently changed your mailing address, please notify your property manager immediately to ensure proper delivery.
How You’ll Receive It
- Paper Copy: Mailed by January 31.
- Digital Copy: Available in your Owner Portal once issued.
Vendor 1099s
Lori Gill & Associates also issues Form 1099s to vendors who were paid $600 or more for services provided to your property. These forms are handled directly through our accounting system to meet IRS reporting requirements.
