Life in the Green River Valley

Living in Kent

Kent spreads across the Green River Valley in south King County, with East Hill and West Hill rising on either side of the valley floor. It is home to about 136,000 people, which makes it one of the larger cities in the county. The valley holds downtown, Kent Station, and one of the largest warehouse and distribution centers on the West Coast, while East Hill is the city’s largest residential area. Start with how you will get around, then compare neighborhoods and schools to find the part of Kent that fits your routine.

Transit & Commuting

Getting Around

SR 167, the Valley Freeway, runs north and south through the Kent Valley and connects to I-405 in Renton. I-5 runs along the city’s western edge past West Hill, and SR 516 crosses Kent from west to east as Kent-Des Moines Road and Kent-Kangley Road. Sounder commuter trains stop at Kent Station downtown on the line between Seattle and Tacoma, and the 1 Line light rail stops at Kent Des Moines Station near I-5. King County Metro buses cover the rest of the city, and the Green River Trail and Interurban Trail give cyclists flat routes through the valley.

Where to Look

Kent Neighborhoods

Kent’s neighborhoods follow its geography: a flat valley floor in the middle and residential hills to the east and west. These five show the range of settings renters will find.

Downtown and the Kent Valley

Downtown Kent sits on the valley floor around Kent Station, an open-air center with shops, restaurants, and a movie theater beside the Sounder rail platform. The accesso ShoWare Center hosts hockey games and concerts a few blocks away, and the historic blocks along Meeker Street and First Avenue add older storefronts and local restaurants. Housing mixes older homes with newer apartments and townhomes, a good fit for renters who want rail and errands within walking distance.

East Hill

East Hill is Kent’s largest residential area, rising above the valley to the east and stretching toward Lake Meridian. Most of its streets are lined with single-family homes, from established houses to newer subdivisions, with apartments closer to the main roads. Shopping centers along 104th Avenue SE and Kent-Kangley Road cover groceries and errands, and Clark Lake Park adds trails and open space. It suits renters who want a residential street with daily errands close by.

West Hill

West Hill rises on the west side of the valley, between downtown and I-5. Many streets look east across the Green River Valley, and on clear days some homes catch views of Mount Rainier. Housing ranges from single-family homes on the slopes to apartments closer to Pacific Highway South, where the 1 Line stops at Kent Des Moines Station. It suits renters who commute toward Seattle, Sea-Tac Airport, or Tacoma on I-5 or light rail.

Scenic Hill

Scenic Hill sits just south of downtown on the slope above the valley floor. Its blocks are mostly established single-family homes on quiet, tree-lined streets, a residential setting a few minutes from downtown. The trip down to Kent Station, its restaurants, and the Sounder platform is short, so the neighborhood pairs a quiet street with an easy rail commute. It suits renters who want a settled residential block close to downtown Kent.

Lake Meridian and Kent-Kangley

Lake Meridian sits in southeast Kent on the East Hill plateau, with a public swimming beach, a fishing dock, and a boat launch at Lake Meridian Park. The area along Kent-Kangley Road has newer suburban subdivisions and a growing mix of grocery stores, restaurants, and shops. Housing is mostly single-family homes, with some townhomes and apartments near the main road. It suits renters who want a newer home with a lake close by for summer weekends.

For Families

Schools

Kent School District serves most of the city, with elementary, middle, and high schools across the valley and both hills. Some addresses near Kent’s city limits are assigned to a neighboring district instead. Assignment follows a home’s exact address, so check with the district once you have a specific home in mind. Private schools in and around Kent offer other options.

On The Rise

Kent Laboratory Academy, Panther Lake Elementary, and River Ridge Elementary were among 42 schools across Washington State named 2025 Schools on the Rise. The statewide honor recognizes schools for strong school culture and student-centered learning.

Before You Search

What Renters Should Know

  • The valley and the hills feel different. The valley floor is flat and close to rail, jobs, and shopping, while East Hill and West Hill are residential and reached by steep roads, so try the drive from any home you are considering.
  • Freight traffic is part of the valley. The Kent Valley is one of the largest warehouse and distribution centers on the West Coast, so SR 167 and the valley's main streets carry heavy truck traffic. Consider driving a home's commute at rush hour before you apply.
  • Sounder runs on a commuter schedule. Trains between Kent Station and Seattle focus on weekday commute hours, so check the timetable if you plan to rely on rail. Light rail at Kent Des Moines Station runs all day.
  • Downtown gets busy on event nights. Seattle Thunderbirds games and concerts at the accesso ShoWare Center bring crowds and traffic, and the Kent Farmers Market runs downtown on summer Saturdays.
