Property Management 101

This course provides an introduction to the fundamentals of property management and industry best practices. Participants will gain practical knowledge of property management responsibilities, professional standards, and effective management strategies used in today’s real estate environment. The class is designed to help real estate professionals better understand the role of property management and implement best practices in their business.

Live classroom instruction, approved by the Washington State Department of Licensing under RCW 18.85.

There is no course fee. Note taking supplies are provided, and any paid licensee is eligible for admission.

What We Cover

Course Curriculum

Ten modules across three hours, taught by a practitioner who handles these situations daily. The material stays current with Washington State law and the local ordinances that catch agents out.

Introduction to Property Management

Provides an overview of what property management entails, the role of the property manager, and how it differs from traditional real estate sales. Emphasizes teamwork within a brokerage and the importance of understanding licensing and insurance requirements.

Responsibilities of a Property Manager

Covers the day-to-day tasks involved in managing rental properties: budgeting, marketing, securing tenants, collecting rent, coordinating maintenance, and ensuring compliance with federal, state, and local regulations.

Contracts and Account Setup

Explains how to properly establish a management agreement with clear expectations, fees, and communication standards. Discusses reserve accounts, start dates, and how all financial activity must be managed through the brokerage.

Fair Housing and Legal Compliance

Reviews federal and Washington State Fair Housing laws, protected classes, and the nuances of service and support animals. Highlights how local jurisdictions may add additional protections and the need for ongoing education.

Leasing Process

Walks through advertising strategies, showing procedures, application standards, and tenant screening processes. Stresses compliance with evolving laws around income source, criminal history, and deposit regulations.

Move In / Move Out Procedures

Outlines how to properly document property condition, exchange keys and deposits, and ensure clarity with tenants. Emphasizes photos, written inspections, and adherence to timelines for deposit returns to avoid disputes.

Rent Collection and Trust Accounting

Details acceptable rent collection methods, late fee policies, and proper handling of funds. Explains the difference between owner operating accounts and tenant security deposit accounts, as well as reporting requirements.

Maintenance and Vendor Management

Discusses preventive and routine maintenance, emergency procedures, and best practices for handling tenant requests. Emphasizes working only with licensed and insured vendors and maintaining clear communication.

Landlord-Tenant Law and Local Ordinances

Provides an overview of Washington’s landlord-tenant regulations, including Seattle’s RRIO and Just Cause Eviction laws. Addresses current hot topics such as rent increase limits, deposit caps, and payment plan requirements.

Risk Management and Common Mistakes

Identifies common pitfalls like poor documentation, inadequate tenant screening, and delayed responses. Offers guidance on handling complaints, legal disputes, and maintaining professionalism to reduce liability.

Before You Register

Registration & Class Policies

Register with the school instructor or administrator. Any paid licensee is eligible for admission.

Attendance

Students must arrive on time, sign in at the beginning of class, attend the full class session, and sign out at the end of class to receive clock hour credit.

Absence

Students must attend the full course to receive clock-hour credit. No exceptions or accommodations will be made.

Make-up work

Make-up work or alternative assignments are not available.

Dismissal

Disruptive behavior during the class or failure to attend (no-show).
