Life Along North Creek

Living in Mill Creek

Mill Creek is home to about 21,600 people in south Snohomish County. It began in the 1970s as a planned residential community, with neighborhoods built around open space corridors and a golf course, and it incorporated as a city in 1983. Today those established residential streets sit alongside a Town Center with more than 80 shops, restaurants, and services, apartments along the Bothell-Everett Highway, and a greenway trail that runs from McCollum Park to the city’s southern limits. Where you work, how you get around, and which schools you want all help narrow down the right Mill Creek rental.

Transit & Commuting

Getting Around

The Bothell-Everett Highway (SR 527) runs through Mill Creek, connecting toward I-405 in Bothell and I-5 in Everett, while 164th Street SE and the highway connect the city’s south end to the I-5 corridor. Community Transit runs two Swift bus rapid transit lines here. The Swift Green Line runs between Seaway Transit Center near Boeing-Everett and the Canyon Park Park & Ride in Bothell, using the Bothell-Everett Highway through Mill Creek. The Swift Orange Line runs from the McCollum Park Park & Ride to Edmonds College by way of Lynnwood City Center Station, where riders can transfer to light rail toward Seattle. For walking and biking, the North Creek Trail follows the North Creek Greenway through the city.

Where to Look

Mill Creek Neighborhoods

Mill Creek’s housing changes from one side of the Bothell-Everett Highway to the other, from established single-family streets in the east to apartments and mixed-use buildings along the highway. These are the main areas inside city limits.

Town Center

Town Center sits between the Bothell-Everett Highway and the North Creek Greenway, on both sides of 153rd Street SE. It opened in 2002 and has grown to more than 80 shops, restaurants, and services along Main Street. Zoning here allows medium- and high-density housing alongside commercial uses. It suits renters who want shops and restaurants nearby and the Swift Green Line on the highway.

The Original Planned Community

East of the Bothell-Everett Highway, Mill Creek is predominantly low-density residential. These neighborhoods were developed in the 1970s around open space corridors and a private golf course, and much of that open space is still owned and maintained by private property associations. Highlands Park sits in the Highlands neighborhood on Highlands Boulevard SE. It suits renters who want a single-family house on an established street.

East Gateway Urban Village

East Gateway Urban Village covers about 52 acres south of 132nd Street SE, between 35th Avenue SE and Seattle Hill Road. Planned in 2007 as a new mixed-use neighborhood, it combines apartments and townhomes with offices, retail, a grocery store, walking trails, and passive park space, including Buffalo Park. It fits renters looking for newer construction with a grocery store and shops in the neighborhood.

SR 527 Corridor

Most of Mill Creek’s higher-density housing sits along the Bothell-Everett Highway, much of it multifamily housing built under the city’s SR 527 corridor plan. Just south of Town Center, the South Town Center area is being rezoned for higher-density apartments and mixed-use buildings, and both Swift lines serve it. It suits renters who want an apartment or townhome on the city’s main transit corridor.

For Families

Schools

Everett Public Schools serve Mill Creek. Schools inside city limits include Mill Creek Elementary School, Heatherwood Middle School, and Henry M. Jackson High School, and other district schools just outside the city also serve Mill Creek residents. Each home’s school assignment depends on its address, and boundaries are redrawn from time to time, so verify the schools for a specific home with Everett Public Schools.

98.2%

Four-year graduation rate, Henry M. Jackson High School, 2024-25 school year, OSPI Report Card

Washington’s Office of Superintendent of Public Instruction reports a 98.2% four-year graduation rate at Henry M. Jackson High School for the 2024-25 school year, compared with 96.3% for Everett Public Schools and 82.6% statewide.

Before You Search

What Renters Should Know

  • Town Center hosts events through the year. Art walks, wine walks, a summer concert series, Pianos on Main, and Holidays on Main are all held in Town Center, so check the event calendar if you are touring homes nearby.
  • The Mill Creek Festival runs for two days each July. The Chamber of Commerce's festival has a main stage, a community stage, and food booths, so check the dates if you plan a move or a showing that month.
  • Association rules may apply. Much of the original planned community's open space is owned and maintained by private property associations, so ask about any association rules that come with a home before you sign.
  • South Town Center is being rezoned. The city is opening the area to higher-density apartments and mixed-use buildings, so expect it to change in the coming years.
